Palm Jebel Ali is Nakheel's second palm-shaped island and one of the most anticipated mega-developments in Dubai's history. Located along the coastline near Dubai South and the Expo 2020 District, Palm Jebel Ali is designed to be significantly larger than its predecessor, Palm Jumeirah, spanning an area that will accommodate over 80 hotels, 110,000 residents, and extensive waterfront promenades. Relaunched in 2023 with a refreshed master plan, this iconic project promises to redefine luxury island living in the emirate.
Palm Jebel Ali is envisioned as a self-contained oceanfront city featuring an extensive boardwalk, beach clubs, luxury resorts, schools, healthcare facilities, and a dedicated retail district. Palm Jebel Ali is being developed in multiple phases, with the first residential handovers expected from 2027 onwards. Infrastructure work including reclamation and road networks is already well underway following the project's relaunch in 2023.

Palm Jebel Ali offers lower entry prices than Palm Jumeirah, with significantly more upside potential as the project is still in early development. Investors who bought early on Palm Jumeirah saw returns exceeding 300%, and similar dynamics are expected here given Nakheel's track record.
While rental yields will materialise post-handover, capital appreciation of 20-40% from launch prices is anticipated before completion based on comparable Nakheel developments. Early investors in off-plan phases typically benefit the most from price escalation through construction milestones.
